VERDE OFFICE BUILDING COMPLEX

The total development area of the Verde office building complex is 6140 m2. Construction is to be completed in November 2023. The floor area will reach 40,418.4 m2, providing an area for more than 2000 workspaces. The underground car park will accommodate up to 395 vehicles. The complex has received a certificate with a BREEAM Excellent rating, and will be built in compliance with BREEAM construction and environmental protection requirements. The complex will be equipped with a best-in-its-class heating and ventilation system, smart energy control, energy efficiency class A, and will almost meet the standard of a zero-energy building. There are plans to set up public pedestrian and bicycle paths, outdoor workspaces and terraces, as well as roof gardens and greenery on wall panels and indoors. Innovative utility systems will be used as part of the project, with raised floors and a modern cooling tower system.


LLC (SIA) “Velve” has fully constructed the first building called building A of “Verde” and put it into service in July 2022. Along with this, up to October 2023, LLC (SIA) “Velve” has also finished construction of the load bearing constructions of building B, commenced facade assembly and completed part of the interior and exterior engineering works.

The total development area of the Zeiss office building is 1171 m². As part of the project, SIA Velve will construct a new office building, and will manage and monitor the structures next to the construction site. The buildings will be constructed in compliance with the BREEAM (Building Research Establishment Environmental Assessment Method) requirements pertaining to construction and protection of the environment. The new office building is to be commissioned in September 2023.

At the moment, the construction site of the object has been set up and the dismantling of the metal structures has been started.

LLC (SIA) “VELVE” will perform the renovation of both primary sedimentation tanks at the biological treatment plant “Daugavgrīva”. During the implementation of the project, the current equipment will be dismantled, as well as the central column and top concrete layer of the reservoir walls and floors. Dismantling will be followed by preparation of the decontaminated sedimentation tanks. Renovation works will include construction of the new column, renovation of concrete decks, rebuilding of the sludge mixture reinforced concrete channels, steel pipelines and supplying networks, as well as rebuilding of the sludge suction hose and floating matter (grease) pipeline. The LLC (SIA) “VELVE” will also install and adjust the required technological equipment.

The total area to be improved as part of the project is 9569 m2, including 1988 m2 of the library, and 3177 m2 of the canteen. Two buildings will be rebuilt: the library (No. 006) and the canteen (No. 001). Load-bearing structures and road paving will have to be replaced in some areas. Heat insulation will be installed on the facades of the buildings, finished with fibre cement cladding. SIA Velve will also install the utility lines (power supply, heating, ventilation, water, sewer, electronic communications), and deliver and install the production equipment in the kitchen.

In the HOFT project (House of the Flying Trees), VELVE will reconstruct the building at 5 Strēlnieku Street, by reinforcing the existing structures of the building and by building two additional fully glazed floors over the restored facades. Both the glass floor and the courtyard of the building will have specially designed containers and terraces with a variety of conifers - cedar, mountain pine - as well as various Bonsai trees. A new building with seven ground floors and two-storey underground parking will also be built within the project. The HOFT project combines historic architecture with modern solutions, exclusive finishing materials and natural elements. It will be a unique project, where elements of nature, art and design will play a leading role.

The four-floor laboratory building of the Riga Classical Gymnasium with a total area of approximately 2,700 square metres will house ten laboratories and ancillary rooms used for chemistry, physics, biology, robotics and computer science lessons. Meanwhile the semi-basement floor will house a lecture hall and ancillary rooms for 160 persons. It will also be suited for non-school activities by being functionally separated from the other premises. The new building will also house a reading room, book storage, library, cloakroom, working rooms for teachers, various ancillary premises and bathrooms on all floors. All rooms and the lecture hall will feature the equipment needed for the teachers’ work.

Construction area of four floors is 958 m2, and the total area is 3160 m2. The pouring of monolithic concrete structures and assembly of prefabricated reinforced concrete structures has now been completed. At the semi-basement level, there are plans for a lecture hall for 160 persons that may also be used for non-school activities by being functionally separated from the other premises with suitable bathroom facilities. This level also includes a cloakroom for the entire number of students of the new building and a library book storage. The first floor will contain two lecture halls (IT/robotics laboratories) with the possibility to join them into one. A library reading room, conference hall and teachers’ room with work and rest areas is also planned. The second and third floor will house four classrooms (physics, natural sciences, chemistry and biology laboratories) with the possibility to merge two of them. The main HVAC technical room serving floors from 1 to 3 will be located on the roof. All facilities are to be designed taking the convenience for children into account, including the selection of furniture and adaptation of various surfaces, such as window sills, for sitting.

SIA Velve, in conjunction with SIA Hydrogenis, carried out the following work: engineering, construction of the building structures and the hydrogen filling station, including the installation of 3 hydrogen generation modules, a water and air treatment module, a control room, a gas compressor module, and a cooling unit. Furthermore, the project involved the installation of hydrogen storage tanks, a station module coordinating the feed of hydrogen, and two filling units: one for cars, and the other, for heavy vehicles. A main hydrogen line was built to deliver hydrogen from the filling station to the filling units.

Within the works VELVE will carry out the reconstruction of the historic stable building, the entrance hall to the museum with a reception will be constructed, as well as an extension, spacious front yard, access driveways, a car park and bicycle parking area. The former stables are intended to be retained as the main volume, as well as it is planned to reconstruct the historic windows, walls, capitals. Within the reconstruction it is planned to dismantle all the internal load-bearing walls in order to create the largest possible museum space that will be connected to the new extensions. It is planned to expand the basement under the entire historical building, freeing up space for the storage and technical premises of the museum. To combine the new volumes with the detailed historical coverage, it is planned to produce aluminium-glass profile finishing that will also serve as outdoor blinds. Such solution has been used to achieve as transparent a visual design as possible, at the same time protecting the building from overheating and the museum exhibits from excessive natural light.

Two stages are planned within the construction process. The first – the dismantling of the existing boilers and their pipework system – was completed on 19 July 2019. This stage involved the demolishing works and utilisation of the hazardous waste (materials containing asbestos) at the heating plant “Daugavgrīva” owned by JSC “Rīgas Siltums”. The second construction stage – installing of biofuel water heating boilers with a capacity of 2X4 MW – was begun on 1 August 2019. Within it the renovation of the existing heating plant is planned, as well as the construction of the new woodchip warehouse and the construction of the external engineering networks.

Within the implementation of the construction design “Three interconnected social residential buildings with the Territorial Centre, Day Centre and Health Centre of Riga Social Services at 43 Mezrozīšu Street, Riga”, the construction of the new building complex has begun, where 218 apartments for various social groups will be constructed, of which ~70 apartments have been designed according to environmental accessibility requirements, as well as three public structural units – the Territorial Centre, Day Centre and Riga Health Centre of Riga Social Service, that will provide the residents of Bolderāja with social assistance and health care. The buildings at Mežrozīšu Street are constructed next to 4 rental residential buildings already owned by Riga City Council and constructed in 2014. There are 2 more social and one municipal rental building right there. The apartments will mostly have one room in the space of 18 to 20 square metres, because these are the most demanded. The total number of apartments – 218, of which: 149 are social apartments and 69 are service apartments. 69 service apartments or apartments for people with special needs of which: 45 are one-room service apartments, 21 two-room service apartments, 3 three-room service apartments. 149 are social apartments, of which 16 will be two-room apartments, the other (133) – one-room apartments. There will be a children’s playground in the courtyard of the building complex, as well as a recreation and relaxation area suitable for groups of residents of different ages. A garden will be facilitated for the health centre, and the courtyard will be enclosed from the rest of the site with a fence. Also, in the facilitation area, parking spaces will be constructed for 96 cars, including parking spaces according to environmental accessibility requirements. Currently works have been initiated, the foundations of the building have been laid and the concreting of the structures has been initiated, as well as the construction of external engineering communications will be begun in the near future.

VELVE will implement the reconstruction and rebuilding of the existing office buildings, by providing the reconstruction of the external engineering networks, which includes rainwater and domestic sewerage systems, water supply, power and low-voltage networks. During the reconstruction of the buildings, the construction of piles and micropiles will take place, which is necessary for the functionality of the new layout. VELVE will also carry out the facade works of buildings, the assembly of windows that meet modern requirements, as well as the rebuilding of the last two storeys and the roof. Reinforcing concrete and metal works and finishing of the common areas will also be implemented in the premises of the building. Within the project VELVE will provide the dismantling of midsections of two buildings and the construction of new buildings. All internal networks will be reconstructed in the buildings.

In this project, VELVE will carry out 3D design works on the BIM platform, reconstruct the old building and provide construction works of the new building of the Tukums District Court. The existing court facilities do not match the actual number of employees as well as they need to be upgraded, providing a modern and comfortable environment for visitors and employees. Within the framework of the project, the premises will be adapted in accordance with the specifics of the court work, providing the parts of both closed and public spaces. In the project of court building development, it is planned to repair and renovate the existing premises as well as to expand the total area of premises to 1500 square meters.

Within the project VELVE will carry out the designing and construction works of the administrative building and warehouse building with the premises of the production workshop. In the construction of the administrative building Fibo blocks will be used, but the finishing of the external wall is planned to be wooden boards of various shades and width arranged in alternating directions, emphasising the staircase with vertical systems of wood and glazing. The windows and the exterior doors are made of wood with glass packets. Roof covering – bituminous roll material. The visual solution and shading of the warehouse building is analogue to the sandwich panel building in the adjacent area. Within the framework of the project appropriate measures of environmental protection are taken.

Villa Milia is the modern version of the well-known Villa Benjamina in Jūrmala, dedicated to the memory of Emīlija Benjamiņa, who was a respected influencer of public life and history in Latvia in the 20s and 30s of the last century.

Within the project VELVE is providing the construction works of the shopping centre and the surrounding territory. The planned commercial premises together with the complex of the administrative premises form an area of 22 753 m2, while the facilitation works of the territory and infrastructure are planned in an area of 55 991 m2. VELVE provides full implementation of the project – from earthworks, the construction of piles and grillages, masonry, roof, facade finishing and interior works, to the laying of asphalt surfacing for the construction of the traffic tunnel and advertising pylon.

One year ago the team of Velve started work at the company Amalva Baltija, one the largest plants of Komfovent production in the Baltics! In October 2017 we immured a capsule in the building foundations, but now we are proud to successfully commission the project for use! At the new Komfovent production plant, valves of three different fire-safety classes will be produced using only certified materials with declarations of conformity. Within the works dismantling, crushing and utilisation of the old plant structures was carried out. The new building was constructed of prefabricated reinforced concrete, producing the panels of the covering beams at the Lithuanian reinforced concrete plant “AKSA”. The building is designed and built to use energy resources, gas, power, water and heat as efficiently and economically as possible. Ventilation equipment, as well as compressors are equipped with recuperation (energy recovery), which is further used for water heating. The entire building and the warehouse and production facilities are equipped with a floor heating system. Facilities for employees have been considered in the building. There are 8 larger and smaller dining areas, as well as environment accessibility for people with reduced mobility has been provided.

During the project, VELVE restores the facade painting, as well as sculptures of facade and emblem of the Riga City.

Within the project t of facade restoration, the decorative lightning of the facade will be built.

There will also be a profiled component of the building damage restoration, carrying out the roof, fronton, inter floor ledge, strokes around the windows and window divider, triglift and the pediment gap filling with appropriate restoration of the composition.

Above the building 3rd floor oval windows and risalit windows, there will be updates with vignetting damage gap treatment and the fulfilment with the appropriate restoration composition. For the buildings windows and doors, there will be done an easy repair, replacing faulty parts and restoring the paint.

The terrace of the building will be renovated, eliminating the terrace railing and vases damages, cleaning cracks and filling them with appropriate restoration composition.

Whereas for the terrace floor will be done waterproofing repair and there will be a restore of the installed covering.

Within the project VELVE implemented complete renovation of the existing building, as well as the facilitation work of the entire territory adjacent to the school. During the renovation of the school building, the new design of the school premises was developed and implemented, according to the instructions of the client, and insulating and facade finishing works of the building were also carried out. In all premises of the school indoor finishing works have been provided, including replacement of the floor foundation and covering, the construction of the ceiling, as well as the finishing of the walls. As well as new internal engineering communication systems have been constructed, including water supply, sewerage, heating, ventilation, power supply, security, video surveillance and modern notification system.


New and up-to-date equipment was installed in the kitchen and dining hall of the school, along with the sound and lighting equipment installed in the school’s assembly hall, as well as the hangings required for the hall were provided. New equipment was also installed in the school gym, special floor covering was laid, and acoustic material was installed on the walls and ceilings. All premises of the school were equipped with new furniture.


Facilitation works of the territory include: the construction of a football field with artificial turf, by constructing a base of 1200 m2; the construction of a running track, long jump sector, streetball court with rubber surfacing; the construction of two multifunctional fields for basketball, volleyball, badminton, floorball and other sports with rubber surfacing and limiting structure of the sports fence; as well as the construction of a gymnastics area of soft rubber surfacing and two children’s playgrounds. Spectator seating was also constructed, and roads, fields and walkways were paved in a total area of 4000 m2. Lighting and video surveillance systems were constructed in the entire territory.

Within the project VELVE implemented the construction of a school stadium and the facilitation works of the relevant territory.

A football field with artificial turf was constructed in the stadium, with a total of 2840 m2 constructed as the sub-base. Beach volleyball court, equipped gymnastics area with soft rubber surfacing, as well as multifunctional fields for basketball, volleyball, badminton, floorball and other sports were constructed, as well as playgrounds with rubber surfacing and the limiting structure of a sports fence, and equipped children’s playground with soft rubber surfacing were constructed. The design and construction of a multifunctional area for cycling, roller skating, skateboarding with multiple levels of complexity and obstacle maze was provided.

For the convenience of the spectators, renovation of the seating was implemented, as well as the manufacture and installation of modules for the changing rooms and WC was provided, including for people with impaired mobility, for equipment rental and for administration needs.

Along with the facilitation of the territory, paths, benches, waste containers etc. in a total area 1400 m2 have been constructed; parts of roads, car parks and pavements have been paved in a total area of 4000 m2; territory landscaping works of 7000 m2 have been implemented, as well as a lighting and video surveillance system has been constructed in the entire territory.

The main objective of the new drinking water preparation plant is to reduce the content of iron and manganese in the underground water which is supplied to the residents of Riga. Velve carried out the work as part of the General Partnership VELVE – Aqua Seen together with the Polish company Aqua Seen, which specialises in water deironing technology. The project included the construction of the plant itself and the reconstruction of Baltezers 1 pumping station, as well the construction of utility networks that are connected into a single large automated management system.

In the object "D.K -16 - reconstruction of the existing sewerage pressure pipes across the Daugava and Laucesa rivers", VELVE carried out the construction and reconstruction of water supply and sewerage pressure pipe networks. The project was implemented as part of the multi-million project "Water Management Development in Daugavpils", co-financed by the EU. Given that water and sewerage tunnels were built under the Daugava and the Laucesa, the entire process was monitored by divers. For each section constructed, pipeline upper end measurements were taken. To ensure continuous operation of the existing sewerage works, the connections were built gradually. Connection of some sections of a tunnel took place underwater, which was carried out by divers.

Research laboratories are located on three floors with total area 1,826 square meters for carrying out top-level researches in pharmacy and medical chemistry.

Construction of water supply pipes with Dn 450 using the trenchless method, located under the Mīlgrāvis canal and connected to the main water grid using Dn 800. The two existing metal water pipes are encased in PE outer pipes. The work was carried out using horizontal directional drilling. The total length is ~300 m. The advantage of this method is that it does not damage the pavement or impede the traffic flow.

As part of the general partnership VELVE - Moduls Engineering, Velve carried out the reconstruction of the "Rīdze" Elementary School building.

The building is located at 2 Krišjāņa Valdemāra Street, in the historic centre of Riga, opposite Riga State Gymnasium No. 2. The building was constructed as a school in 1884 and is a local architectural monument. The project included vertical and horizontal waterproofing and strengthening of the foundation. The patio entrance annexes that were in critical condition and not part of the original building were dismantled and two new glazed staircases conforming to modern usability and fire safety requirements were built instead. The exterior of the building was completely renovated and the roof lantern-attic ventilation outlet was restored, taking into account the research of the original materials used.

The interior underwent functional transformation. Local stair lifts are provided at the first floor stairs for accessibility needs. The area of the school has been reconstructed and improved.

The reconstruction and restoration of Riga Secondary School No. 2 (after reconstruction - Riga City Gymnasium No. 2) was commissioned by the Riga City Council Property Department and carried out by the General Partnership VELVE - Moduls Engineering. Restoration work was started in November 2007. The building was commissioned on 14 August 2009.

The reconstruction work of the school consisted of several stages. It included improvement of external utility networks and construction of internal ones. A bell system and public notification system connected with radio transmission was installed as well. New classrooms equipped with all the required electrical fittings were constructed according to the new planning of the school building.

During restoration, special attention was paid to one of the most challenging tasks - maintaining the historical heritage of the school building.

VELVE carried out the reconstruction and restoration of the building. During the restoration and reconstruction, special consideration was given to the historical value of Vietinghoff House. The façade of the building underwent complete restoration. The interior, all utilities and intermediate floors were completely rebuilt so that the next residents of the house can enjoy an exclusive living space in the heart of Old Riga and all the modern amenities. The "Vietinghoff House" received two nominations in the 2008 property contest "The Best New Project": 2nd place in the category "The Best Reconstructed Building" and 3rd place in the category "The Best Security Concept".

In restoration of this eclectically decorative Art-Nouveau masterpiece created by Mikhail Eisenstein, special attention was paid to the authentic restoration of wall and ceiling decorations, as well as sculptural decors on the main façade. The roof was covered with specially aged titanium and zinc sheets instead of the usual tin. An important addition to the building is the seven-floor glazed annex in the inner courtyard and the glass gallery which houses classrooms and a library.

VELVE carried out the management of all construction work and took part in the construction of the building as part of the Limited Partnership E.Heitkamp, Kalnozols, BKD, VELVE.

A special challenge for the limited partnership was the construction of the cash depository and compliance with the security requirements for load-bearing and partitioning structures that are imposed by the national bank and the extensive utility network. Specially designed fire- and explosion-proof doors have not stopped the façade designers from creating a sensation of openness, which is a great characterisation of this modern piece of architecture.

The huge army barracks were built in the XVIII century after the Great Northern War. Before the start of reconstruction and rebuilding in 1994, VELVE made the biggest contribution by strengthening the building foundation with drilled piles and a concrete "belt". The steep roof was restored according to early drawings. With an area of 9,000 square metres, Jēkaba Kazarmas is one of the largest reconstruction projects in Latvia that today has become an interesting office, restaurant, and shopping centre.
